Protect tenants with multi-family home radon mitigation

If you own a multi-family home that receives HUD financing or re-financing, then federal laws make it essential that you conduct radon testing. If your radon test results come back with a level of radon higher than 4 picocuries per liter (pCi/L), then you must install a multi-family home radon mitigation.

So what is required from you? First, you must check the testing mandates from HUD, the relevant state laws, and the lender requirements. Once you’ve done so, the next step is to make sure you contact a licensed and/or certified radon professional to undertake your radon testing. If your results show that yourradon level is over 4 picocuries per liter (pCi/L), then you’ll need to have a certified radon contractor install a multi-family home radon mitigation system. Please remember that you will need to notify your residents both before the radon testing and after testing, if a radon mitigation system is being installed. Finally, you need to complete and submit a Radon Report certification of completion after testing, or after mitigation, should mitigation prove necessary.

The most important thing to remember about multi-family home radon mitigation is that HUD requirements ask specifically for a licensed and/or certified radon contractor. You cannot install the multi-family home radon mitigation system yourself or use a local contractor who is not actually licensed or certified for radon testing and mitigation. While this regulation may be limiting, you wouldn’t want to go with an uncertified radon contractor anyway. Multi-family home radon mitigation can be very tricky and you don’t want to take risks with the safety of your tenants.
