Lambertville, MI Family Encapsulated Crawl Space with Vent Covers
A family in Lambertville, MI noticed a musty smell in their home after returning from their vacation. They knew that the cause of this was moisture and wanted a solution that would prevent situations like this in the future. So, they reached out to HomeSpec Waterproofing and Foundation Repair with an interest in a vapor barrier. After Zach, a senior project manager, did an inspection of the home and crawl space, he revealed to the homeowners that there was also some sagging in the floor due to a main beam in the crawl space.
The homeowners decided to address both the musty smell emanating from the crawl space as well as the floor sagging. Zach proposed a CleanSpace® vapor barrier, as the homeowners originally anticipated, as well as a new crawl space vent cover for each vent lining the home. These vent covers would prevent moisture from entering the crawl space as well as pests and cold winter air. Another method of moisture management proposed was the SaniDry Sedona crawl space dehumidifier. Instead of being preventative like the vent covers, the dehumidifier actively fights any moisture, mold, and allergens that are in the crawl space. The homeowners agreed to all of these options and they were later installed by foreman Jon and his team. They were happy with the results and knowing their home would not be musty or moisture-damaged again in the future. -

Crumbling Foundation Relieved with SmartJack® Supports in Blissfield, MI
A homeowner in Blissfield, MI noticed that the corners of their foundation were cracking. Water was also getting into the basement. Throughout the seven years of owning this house, they had been making improvements to increase the value. However, the renovations had to be put on hold until the foundation issues were resolved. The homeowner heard that HomeSpec Waterproofing and Foundation Repair offered free inspections and decided to give it a go.
The senior project manager who inspected the home was Mark. Mark thoroughly examined the crawl space, the inside, and the outside of the house. The crumbling corners could be seen from both inside and outside of the crawl space. He shared with the homeowner that the best way to relieve the pressure on the foundation would be to use a SmartJack® support system and a supplemental beam. They approved of this method and HomeSpec scheduled their team to get started. The homeowner was happy with the final results and had peace of mind that they would not need to worry about structural issues any longer. -

Petersburg, MI Crawl Space Encapsulated and Floors Leveled
Kelly E. in Petersburg, Michigan contacted HomeSpec because the floors above her crawl space were not level – meaning the support below needed repair – and she was also interested in learning about crawl space encapsulation.
Project manager David Kingsley inspected the crawl space and indeed found that the support was lacking, causing the floors above to sag as well. He also informed Kelly about our encapsulation process, and since the crawl space was very moist and muddy, Kelly wanted to go ahead with it!
Foreman Jon Davis and his crew first installed our Crawl Space Support Jacks to stabilize the crawl space, and also lift the floors back to their original position. These will not sink into the ground and cannot be damaged by pests, which is why homeowners love them!
Then Jon encapsulated the crawl space by sealing off the floors and wall with our CleanSpace Vapor Barrier. All gaps and joists were also sealed with our SilverGlo Rigid Foam Insulation to stop air leaks. This ensure that no water, moisture, air or pests can penetrate the crawl space. The job was finished off by installed our CleanSpace Vent Covers and an EverLast Crawl Space Door.
This entire process stops cold air from entering the home in the winter, and humid air from entering in the summer. This means no cold floors during wintertime and no musty smells or mildew in the summertime. Overall, this saves homeowners money on energy costs, which they definitely enjoy.
Kelly in Petersburg now has a healthy crawl space and a warranty to boot!

No More Leaks in the Basement or Stairs for Sand Creek, MI Home
A Sand Creek, MI homeowner was concerned about water coming through their basement walls and flowing down the stairs. While they do not typically use the space, they still worry about water getting in and causing damage. They needed a solution to prevent a damp basement without breaking the bank, so they called HomeSpec Waterproofing and Foundation Repair.
One of HomeSpec’s project managers, Yann, inspected the basement, stairs, and other areas of the home to offer the best solutions. He recommended installing a TrenchDrain™ Grated Draining Pipe at the bottom of the stairs and lining the staircase walls with CleanSpace® vapor barrier. This system could then feed into the WaterGuard® interior drainage system, sump pump, and sump discharge. The homeowner agreed to these repairs and HomeSpec scheduled foremen Jon and Vernon to lead their teams in the installations. They were pleased with the final product and knew their basement would stay dry. -

Wet Basement Waterproofed With Drainage System in Morenci, MI
Spring is by far the worst time for basements and below-grade spaces. First the snow melts at the end of winter and the soil around foundations becomes waterlogged, and then it rains for several months straight. This means major seepage in our basements, or worse - flooding. This homeowner in Morenci, Michigan reached out to HomeSpec for this very reason.
The homeowner would find puddles in her basement all throughout the year, but it was worst in the spring. The water was seeping in at the joint where the floor and the wall meet, which is very common since there is a gap there. One year, her basement even flooded. As she got older, this became more stressful to deal with and she needed a permanent solution. That's where HomeSpec comes in.
Our team installed an interior drainage system to waterproof the basement. This system collects the water before it can leak in, and deposits it into the sump pump. The sump pump can then direct the water up and away from the home to prevent water intrusion.
The homeowner was happy to report that even after a rainy spring, she found no leaks in her basement!

Old Palmyra, MI Crawl Space Door Replaced
Many people neglect their crawl spaces, especially the crawl space door. But it's much more important than you think, especially if your crawl space is already encapsulated - it's supposed to prevent water, humidity, and even critters from infiltrating. The door should fit perfectly, and provide an airtight seal.
The door on this Palmyra crawl space was wooden and damaged by water. Bricks were placed in front just to hold the door shut. After encapsulating, HomeSpec installed our EverLast™ Crawl Space Door to waterproof the entrance. It's made of high-quality, inorganic material so it won't attract mold or rot over time.
