Just a note to let you know that the two technicians you sent over to my house in Cordillera to install the CleanSpace did a great job. My wife and I are very happy with the end result.     Sump pumps fail over time. Most of the time we can replace them with a SmartSump Pump System: a 1/3 HP M53 Zoeller cast iron pump, which is placed in a deep and durable liner with an airtight lid with an airtight floor drain, CleanPump Stand, and battery powered WaterWatch Alarm System.

    The liner is installed into stone and sits flush to the grade of the Earth floor. The 1.5” discharge line runs through the rim to the exterior. The exterior discharge line includes an IceGuard to prevent ice buildup, 10’ of 3” PVC discharge line buried several inches for grass to grow over it, & a LawnScape Outlet to allow gravity to expel water and help prevent debris from entering the discharge line. This unit pumps 2,580 gallons per hour at a 5’ head. After tying in the CleanSpace Crawlspace Encapsulation System into the top of the liner and tightening down the lid - This crawlspace is protected from the devastating effects of groundwater seepage - had it been left unchecked, structural damage most likely would have cost the homeowner 10x more sometime in the future. Looks good & functions great!

    We erected the proper containment in order to properly remove any areas affected with microbial growth. Once the we applied the correct procedures outlined in the S-520, we then HEPA vacuumed and wiped any surfaces that weren't removed. After all the necessary steps were taken to remove any microbial hazards, the crawl space was then encapsulated in order to separate the earth from the home. With the complete system now in place the crawl space will now not only divert the humidity from the earth from coming into the home, but it will also pump out excess water in the event of an emergency.

    This crawlspace had corrugated metal walls that were already Close Cell spray foamed, however the damp earth was left exposed allowing for microbial growth on any organic sources - wood construction debris, exposed structural wood, & the cylindrical concrete form tubes. After removing these organic sources and remediating any exposed structural wood, we were able to install drainage matting, a "Radon Ready System," and the CleanSpace 20 mil liner. We also installed a SmartDrain at the lowest point of grade to allow any plumbing leaks to enter the Earth while the audio alarm alerts homeowners of a plumbing leak.

    When this crawlspace experienced the unfortunate event of a sewer back up - we were there to suck everything out with our truck mounted extraction equipment, remove the existing 6 mil loose laid plastic liner, treat & disinfect the earth, wet fog to disinfect the air, ducting, plumbing and remaining surfaces, remediate the mold from the wooden structural elements caused by the excess moisture & humidity, set up negative air to control the odor & any remaining airborne pathogens during the drying process, set up drying equipment for a 3 day dry out, & lastly upgraded the liner to the 20 mil CleanSpace Crawlsapce Encapsulation System to shut down the moisture & odor from the earth - seams overlapped & taped and the liner fastened and sealed to the perimeter foundation wall - per the Summit County Building Code. We worked with insurance to get this done ASAP and the most covered by insurance as possible. These homeowners were happy to be able to get back to living life!

To prevent moisture issues from the damp earth we installed the CleanSpace 20 mil liner over the dirt and walls - sealed around the perimeter walls and center pier footings.     The foundation walls of this home in Salida Colorado were constructed using Insulated Concrete Form (ICF), which is great for the insulation value and ultimately the energy savings.     We pulled out years of rodent carcasses, droppings, pine needle bedding, and pine cone food storage from this crawlspace. The earth was lightly regraded for the durable encapsualtion system. We boarded up the holes where rodents had chewed through, added copper wire mesh to and penetrations, and closed cell spray foamed 2" - 3" thick onto the perimeter rim assembly. The walls were already insulated with 2" foamboard, so we sealed the gaps between these as well and tied our floor liner into the 2" foamboard - which doubles as a wall liner to deflect foundation wall moisture down under the liner.

    The homeowners contacted us about an odor emminating from the crawlspace. Upon entering the crawlspace it was clear that the source of the odor was dirty standing water on top of the temporary 6mil liner. With a little investigation work the water source was determined to be a plumbing leak. We bagged and removed the old liner and replaced it with a permanently fastened & Sealed 20 mil, anitmicrobial, cord reinforced CleanSpace liner.
