In 2013, several federal agencies partnered together to launch the 2013 Advancing Healthy Housing Strategy. As part of this strategy, radon testing is required for any multi-family housing that receives HUD financing or re-financing.

What steps do you need to take for radon testing? First, you must check testing mandates from HUD, state laws, and lender requirements to make sure you are in compliance with all of them. Afterwards, you will need to find a licensed and/or certified radon contractor to conduct the multi-family home radon testing. Before the testing actually begins, you will need to notify your residents. The actual testing process should be simple and painless for you. While it may take a few days for the radon monitor to get the results, the testing process is unlikely to require any additional input from you.

What do you do with the results of your multi-family home radon test?

If your muti-family home tests below 4 picocuries per liter, then you will need to complete and submit a Radon Report certification of completion right away. If the radon test results indicate that you have radon levels over 4 picocuries per liter (pCi/L), then you will need to inform your residents that you will be performing radon mitigation and have a licensed and/or certified radon contractor install a radon mitigation system. After this system is installed, you will inform your residents and then complete and submit the Radon Report certification of completion. Once any necessary mitigation has been done and you’ve filled out your report, your multi-family home radon testing is finished!
