Foundation Inspection

A foundation inspection is probably the most critical part of a home inspection and should be performed by a qualified and unbiased foundation contractor often working with a licensed structural engineer. The evaluation should include at least the following areas: interior, crawl space, and the exterior. On the interior and/or crawl space, the inspector will look for signs of settling and movement by examining cracks, support beams, windows, doors, vents, walls, and looking for signs of moisture or mold. For the exterior, they should check walls for cracks, bowing, leaning, the integrity of the concrete and building materials, and water drainage in the landscaping. A qualified inspector will be able to evaluate their findings to determine the cause and level of significance, and recommend an appropriate plan of action. If the structural engineer’s inspection report sites any significant findings, your next step would be to schedule foundation repairs.
